Warrant Article Coming Asking for Authority to Sell Property

Salem has owned a 7.7-acre property in town for 50 years.

 

A parcel of land owned by the town of Salem for about 50 years could soon be sold for development if a warrant article passes in March.

Selectmen voted on Jan. 7 to create the ballot item asking voters for the authority to sell a 7.7-acre piece of property on Keewaydin Drive.

In February 2011, a long-awaited project to connect Keewaydin Drive and Stiles road was re-approved. According to the town projects website, the drive extension will open up 30 acres for development.

Town Manager Keith Hickey said that a developer has an interest in building on the 7.7-acre property.

The property is land-locked by Interstate 93.

There is absolutely no secret deal. If the voters give the BOS the power to sell the land then it will probably be put out to auction as other town owned property has been sold this year. There is no deal or guarantee that any particular company will get the land.

The parcel is land locked and of no use to the town. With that said if the land is sold it will be sold at the highest possible price so that the taxpayers win. The property will then be on the tax rolls so it can help support the tax base grow.

I hope that help explains the situation. The current BOS does not agree on everything, but on this issue the BOS voted 5-0 which should make most people feel that putting this land out for sale is a good thing.

If you had a land lawyer confirm you thought I would be more inclined to agree. How could the planning board allow a piece of town owned property to be left land locked as you referred to it as?
We should give it to the state in trade for something else. It might make a nice piece of property for a toll both!

Sorry Mr Campbell, I don't buy it.

The land is adjacent to a parcel that is owned by Fidelity Investments and they have made no secret about wanting to expand the parcel they hold.

Please don't insult our intelligence. The timing of this after all these years of the town owning the land and it being landlocked is no way a coincidence.

I've said it before, you should have just stayed on the Budd Comm, you are way over your head on the BOS.

One of the reasons so few elected officials particpate on Patch is because of people like you Riley and your comments.

I just have two points. The first is that there is other property adjacent to the towns parcel. At least one is vacant and has street access which means there are at least two viable parcels that could use our land. The second point is that given how little Selectman Lyons and I agree on I would think it should reassure the voters that have an open mind that there is not some secret plan.

As someone who lives in one of the many flooding areas down stream from this plot, I'm very concerned about building up stream. As the plot plan so clearly shows, this is wet land. How could the local, state and fed conservation groups allow any type of change to this area? Can the plot be split and sell of the southerly end?

@Mr Campbell. Once again you show your true colors when someone doesn't agree with you. Like I said, "I don't buy it" and anyone in the know, knows that the owner of the old Furniture World warehouse has some big plans for the area.

Feel free to step down from the BOS anytime, you'd make some of us very happy!

Riley Reid I look forward to seeing you material on this topic. I know it is quite easy to assume all politicians are inept but, you have now brought forward an interesting point that deserves consideration. Hopefully you are not a bar fly that shoots off his/her mouth when questions need answers.
I also agree with Bob G that this land indicates wetland. The town went though several issues with this track of wetland when they developed areas near Route 38.
Has the town asked the state wetlands commission what they think? (if there is such a state commission) Maybe the feds will give us money if we leave it alone.

Mr. Campbell, please stay right where you are. Your diligence and willingess to stand up to Ms. Reid (and her ilk) is greatly appreciated by the vast majority of the community. Ms. Reid, just becuase you are not aware of something does not make it a secret deal. If the owner of the old Furniture World has big plans and Fidelity has big plans, then it is time to put the lot on auction and get some $ for the taxpayers. Maybe we'll get lucky and have a bidding war. Since I am lucky enough to not be in the know on the Furniture World plans, i think Fidelity would be a great option. This would result in more jobs, more revenue for our town, both are positive companies. I would also posit that the fact that you know plans for old Furniture World owner but not the Fidelity shows that the Fidelity folks are much more saavy business people than the Furniture World team. Since this property is virtually worthless to us as a town, we might as well sell it and get the revenue. Perhaps we could use the additional funds to offset the cost of a remodeling the HS or PD. Bob G, i think these are valid concerns and all would need to be investigated by the planning board correct?

And then last night, we see Stephen Campbell voting against a warrant article to fix a drainage issue that's causing damage to residents property. Bob G, fight this with everything you've got. Or you will be standing in front of the budget committee with the selectman's rep telling you that your road is due to be fixed in three years when you have water pouring across your driveway.

JB, I did watch parts of the meeting and although I do not remember seeing the vote you are referring to, it does not sound correct. Hopefully you are not referring to the road construction project the neighbors said no to.

It looks like most of the lot is prime Wetlands with a lot of ancillary drainage. If its placed on the Warrant, I'm going to say no to this sale.
